Should you buy on Yas Island?
Abu Dhabi's leisure island: theme parks, the F1 circuit, and a Disney resort on the way. Here's what that means for buyers.
Yas suits buyers after capital growth or a holiday home they can let out. Apartments are advertised at around Dh2,393 per square foot, with gross yields near 6%. [1] The big draw, Disneyland Abu Dhabi, has no official opening date yet. [4]
What is Yas Island like?
Abu Dhabi's leisure island, master-planned by Aldar. It's home to Ferrari World, Yas Waterworld, Warner Bros. World, Yas Marina Circuit and Yas Mall. The airport is 10 to 15 minutes away, and downtown Abu Dhabi about 30. [3]
Waterfront apartments
Yas Bay and canal-side communities such as Gardenia Bay. [3]
Villas and townhouses
Yas Acres and other gated communities. [3]
Schools
Sabis International School and Yas American Academy are on the island. [3]
Getting around
The E11 highway links Yas to both Abu Dhabi city and Dubai. [3]
What does it cost to buy?

| Home type | Average asking price per sq ft | Gross rental yield |
|---|---|---|

At that average, a 1,000 sq ft apartment would be advertised at about Dh2.4 million. These are asking prices, not what homes actually sold for, so treat them as a guide and check recent sales in the exact building.

What does Disneyland mean for buyers?
Disney announced its first Middle East theme park for Yas Island in May 2025, developed by Abu Dhabi's Miral. No opening date or building schedule has been announced; estimates based on Disney's own design and build comments point to around 2030 to 2033. [4]
The upside
More visitors should mean stronger demand for holiday lets and homes near the park.
The risk
A lot of today's prices already assume that boost, years before the park opens.
Who is Yas Island for?
Holiday-home buyers
A home you can use yourself and let to visitors the rest of the year.
Growth investors
Buyers betting on Disney and continued tourism investment.
Families
Villa communities with schools on the island, 30 minutes from the city centre.
What's the catch?
Read these before you sign anything.
You're paying for the future.
Much of the demand rests on projects that aren't finished, including a Disney park with no confirmed date.
Holiday lets are seasonal.
Income depends on visitor numbers and can drop in the hot summer months. Don't count on year-round bookings.
Lots of new supply.
Most Abu Dhabi sales are off-plan, [2] and Yas has plenty of launches. More competing homes can hold back rents and resale prices.
Asking prices aren't sale prices.
Advertised figures run ahead of real transactions. Check what similar homes actually sold for before you make an offer.
