How we research

Where do our numbers come from?

Official data first, every figure linked, and a public record of anything we get wrong.

Which sources do we trust most?

Official data first. Then reputable news outlets reporting it, then industry research, always named for what it is.

1. Official bodies

The Abu Dhabi Real Estate Centre (ADREC), the UAE Central Bank, the Abu Dhabi Residents Office and ADGM. Their rules and figures come first.

2. News reporting official data

The National, Khaleej Times, Gulf News and WAM, when they report the official releases. We link the article you can read.

3. Industry research

Bayut, Savills, JLL and similar. Useful for prices and yields, but often based on asking prices or a firm's own deals, so we say so.

How do we check a figure?

Every figure links to its source, with the date. When two sources disagree, we show both rather than pick the nicer one.

Linked and dated

Each guide lists its sources at the end, with numbered links beside every figure.

Disagreements shown

For example, two official sites list different Golden Visa terms, and we show both. See how

Updated with each release

When new official figures come out, we write a market update and refresh the guides they affect.

What have we got wrong?

Every correction to a published figure or rule is listed here, newest first, with the page it affected.

No corrections yet. When we fix a figure or a rule on a published page, it will be listed here with the date.
