What will your mortgage cost each month?

Your monthly repayment, the interest over the full term, and what happens if rates rise.

Dh

yrs

4.5% is an example. Most UAE mortgages fix the rate for the first few years, then track a benchmark rate, so ask banks for a written offer.

Monthly repayment
Dh0

A standard repayment mortgage at one rate for the whole term. Bank fees and buying costs aren't included: see the cost calculator.

What doesn't it show?

A real offer has a few moving parts this can't know.

1

The rate changes.

Fixed rates usually last a few years. After that, your payment moves with the benchmark rate.

2

Fees on top.

Arrangement fees, valuation and registration add to what you pay up front. Cost calculator.

3

Paying off early costs.

Early settlement is capped at 1% of what you owe or Dh10,000, whichever is less. Selling guide.

4

The bank's valuation.

Banks lend against their own valuation, so a low one means a bigger deposit.

What limits how much you can borrow?

UAE Central Bank rules set the smallest deposit, the longest term and how much of your income can go on loans.

Deposit

At least 20% for an expat's first home up to Dh5m, 30% above that, 40% on a second home and 50% off-plan. Mortgage guide

Term

Up to 25 years, and for expats the loan usually has to be repaid by 65. Mortgage guide

Income

All your loan repayments together can't be more than 50% of your monthly income. Mortgage guide
